Water Heater Repair & Installation

Across the San Fernando Valley a tank water heater tends to live in the garage, in a closet built onto the outside wall, or in a laundry room, and it heats water that LADWP's three Valley sources delivered at 6.0 to 8.2 grains of hardness per gallon in 2025. Minerals settle in the tank year after year. When the tank is still sound we repair it. When it is not, we put in a heater that meets California code: two earthquake straps, a T&P relief valve whose discharge ends somewhere safe, and a permit closed once the inspector signs. Leaks after dark get our 24-hour emergency response.

Repairing or replacing a Valley water heater

Most tanks give warning before they quit. You may find water standing in the pan or a wet ring on the garage or closet floor, or hear the burner crack and thump on ignition. Each tank holds an anode rod meant to corrode in place of the steel shell; when that rod is gone, the shell starts rusting from the inside. Sediment from the water settles over the burner and overheats the bottom of the tank. Every heater we install gets new flex connectors, a fresh relief valve for temperature and pressure (the T&P), its outlet carried to a harmless spot, the pair of seismic straps state code calls for, a pan beneath it wherever the location demands one, and a sediment trap ahead of the gas control.

Straps are not a formality here. After the 1994 Northridge earthquake, which struck the west Valley at 4:31 a.m. on January 17, federal investigators found that unsecured water heaters had tipped over, and gas leaks were a principal cause of the fires that followed, most of them in the Valley. When we take out an older heater, it is common to find one strap or none, a relief pipe that stops inside the wall, or a corroded flue, and each of those is put right during the swap. Tankless heaters have their own page; this one is about tanks.

Plenty of heaters have years left in them. A pilot that keeps going out, a burned-out electric element, a leaking T&P valve or a failed gas control is usually one part. Below eight years or so, with no moisture on the shell, a repair usually pays. Flushing out sediment and fitting a new anode can stretch a healthy tank's life further. A relief valve that drips day after day points to pressure: LADWP requires a pressure regulator wherever static pressure at the house tops 80 psi, and once a regulator closes the system, the heated water needs an expansion tank to grow into.

How a new heater gets priced

We begin with the heater: gas or electric, its size in gallons, an atmospheric or a powered vent, and for a high-efficiency model, a dedicated vent plus a drain for condensate.

Then the spot it sits in and what it ties into. An open garage is easier to work in than a tight outdoor closet or a condo utility closet where the association sets rules about access. Code gaps on the old install, such as absent straps, a relief pipe with no proper outlet, a corroded flue or a dead regulator, get fixed in the same visit. Permits differ by city: in the City of Los Angeles, LADBS issues water heater replacements as Express Permits with no plan check; Calabasas requires a permit for a replacement and takes applications online only; Santa Clarita can issue a changeout permit instantly through eService; Westlake Village permits through the County's EPIC-LA system; Hidden Hills, Agoura Hills and Malibu each issue their own.

Hot water questions

Tank size is a matter of habits. Fifty gallons of gas-fired storage covers many two-bath homes, yet a family that showers back to back while the dishwasher and washer run may need more, and the gas pipe has to be big enough to feed whatever we install.

Age and a wet tank settle the repair question. Under eight years and dry, the failed part is usually worth fixing. Well past that age, or seeping from the shell, a replacement is the wiser use of your money.

Tankless makes sense for a home that routinely empties its tank, provided a bigger gas supply can be brought to it. The trade-off is a bigger install and periodic descaling. That matters most in Santa Clarita, where the groundwater runs near 20.7 grains per gallon and salt-discharging softeners are banned in the Santa Clarita Valley Sanitation District, so a softener is not the easy answer.

Like-for-like tank swaps are straightforward. Converting to tankless is not, because gas sizing, venting and often an electrical outlet all have to change.

Water Heater Repair & Installation: what Valley callers ask

Is my water heater worth repairing?
Look at two things: how old it is and where the water is coming from. A heater of about eight years or less that leaks only at a fitting or a valve usually needs one part, maybe a thermocouple, a heating element, the T&P valve or the gas valve. Once the tank itself seeps, its steel is rusting from inside, and only a new heater fixes that.
What do I do if the heater starts leaking at night?
Phone us first. Next, turn off the valve on the cold inlet pipe above the heater, then set the gas knob to OFF, or flip the breaker if the unit is electric. If water is still spreading, shut the house main. Whoever answers our line will talk you through it. Condo owners should also warn the manager, since the closet may back onto a neighbor's unit.
Does a water heater swap in the Valley need a permit?
Yes. In the City of Los Angeles, LADBS issues it as an Express Permit with no plan check. Calabasas, Hidden Hills, Agoura Hills, Malibu and Santa Clarita issue their own, and Westlake Village goes through the County. Is a tankless heater worth it?
That turns on the household. Big families whose back-to-back showers drain a tank get the most from tankless, if the gas line can be upsized. A couple who use little hot water will usually do better with a tank, which asks for less upkeep, while a tankless heat exchanger has to be descaled, more often where the water is harder.
