On the Valley side of Los Angeles the wastewater goes on to the Tillman plant, but the lateral carrying it to the main belongs to the owner, and work on it needs a Bureau of Engineering S-Permit. When the supply pipe is worn through in too many places, the house gets repiped in PEX or new copper.

Leak & Gas Leak Detection

Hidden leaks traced under a slab or inside a wall before anything gets opened. Gas piping repaired, then pressure tested, so that SoCalGas can turn the service back on.

Permits opened and closed

On the Valley side of Los Angeles the permit authority is LADBS, which treats water heater replacements, fixture replacements, sewer repairs, small gas piping jobs and earthquake valves as Express Permits with no plan check. Hidden Hills, Calabasas, Agoura Hills, Malibu and Santa Clarita run their own building departments, and Westlake Village contracts with LA County Public Works. The City also requires a seismic gas shutoff or excess flow valve when a gas meter is altered or replaced, on larger alterations and additions, and before a home is sold. We pull the permit a job requires and close it once the inspection passes.

Written workmanship warranty

All of our repairs and installations carry it. The terms are printed twice, once on the signed estimate and once on the invoice, and work of ours that fails gets redone under them.
